We have agreed standard rates for various tasks inclusive of pre acquisition surveys, dilapidations inspections and pre planned maintenance inspections. As a member of the team we can advise on any technical related support as and when required with direct communication to our end client. The benefits are that the surveying team provide a one stop shop to their clients with the additional technical capacity and M&E support often only available from larger surveying practices. Our frame work clients are prioritised for prompt and immediate service to ensure our mutual client is well served.
Building Surveyors form the main component of our client base and we have an established understanding of industry wide issues such as dilapidations case law, industry protocol, nuisances of lease agreements and aspects of property law affecting lease hold and free hold purchases. We regularly act as members of the team under frame work agreements and also work directly to provide technical support.
We have represented a number of landlords in delivery of service charge budgets, forward maintenance cost plans and supervision and procurement of maintenance contractors. We can over see the tenants licence applications and advise on M&E risks to central plant resulting from works. We regularly monitor tenant fit outs and ensure the agreements for such works are appropriately worded. We represent tenants in all aspects of property related building services issues from CAT B fit outs to assisting in resolving issues with poorly functioning central air conditioning systems. We are eagerly involved and follow with great interests the latest trends in office fit outs with extensive knowledge and experience in the areas of agile working design and delivering wellness in the workplace.
We have worked with a number of multi site occupiers and assisted in the technical compliance and delivery of maintenance across their estate. Our role can include maintenance contractor procurement, contract production tender process interview and selection. We can then go on to monitor the performance of the contractor to ensure they are adhering with the terms and conditions of the contract whilst delivering best value for the client. We have also assisted a national client in delivering their strategic objective to reduce their carbon foot print across their estate by 20%. The five year target was meet with an improvement in house keeping and selection of a number of low and zero carbon technologies across their estate.
We have extensive experience in life cycle cost model development and monitoring for schools, hospitals and prisons. We have a number of significant sites that we monitor annually for adherence with contract maintenance and assess the level of on-going funding required. We also undertake milestone inspections for post contract defects analysis at various sites
